Here are five mistakes to avoid when you are buying a property in South Florida. Welcome to Real Estate Tips for South Florida.
Number one is don't just start looking properties. Check with your lender, and know the prequalification or preapproval and know the number. Sit down with your lender, and ask them how much are the principal and interest, what interest rate are you getting, if they are calculating any HOA dues, homeowners association dues, how much taxes they are calculating, how much insurance do they're calculating? because some numbers are always changing and also it is different in different properties. So, with your lender ask for all the detailed numbers because when you go to look for a property if the property has a $200 association fee, your payment will go high. So that's number one.
Number two is don't wait until the weekend to look at properties because these days the good properties are selling fast. So the day property comes on the market, try to accommodate to look at the property on the same day Otherwise, you can miss out on a good property. Especially something comes up in the neighborhood you're looking for, your desirable neighborhood, definitely look at that property. And if you like it, make the offer on the same day. Don't just wait until the weekend.
Number three is don't look at the homes or preview the homes late in the evening when it's dark. Because a lot of things when you walk around the house, you can find out during the daylight, especially looking at the roof from outside far or any big cracks or something going on the outside structure or so you can easily see during the previewing of the home. So you don't have to wait for the inspection and put an offer on the wrong property. So look at the property during daylight, not late in the evening.
Number four, never, I mean never ever waive the home inspection. Because you don't know what's going on inside the house. Especially in South Florida with this tropical weather, the heat, the houses have termites and those are the things you don't see with your eyes. So the inspector has to go to the attic, check the roof, check the air conditioning, and all the expensive systems. So never waive the home inspection.
And number five, never waive the walk-through. Even though there's a rush at the closing, a lot of time happening if it's closing at the end of the month, the title company is busy, the mortgage company is busy, definitely do a walk-through on the property before going to the closing. You never know, there may be a leak, water leak happening in the property. There could be some other things damage happens to the property. Or maybe the seller did not maintain the property during the process or if it's a vacant property, maybe somebody broke in. So walkthrough is a must on the day of the closing before going to the closing. That is a must. Never waive that, never ever waive that.
