Purchasing an Investment Property - The Best Deal
When does a real estate deal become the best deal? Is that at the purchase or is it at the time of the sale?

I see multiple times, many investors make the same mistake. When they purchase a property, they compete with other investors without knowing whether those investors are experienced or not and pay over price for the property. Now, a deal of an investment purchase is the deal at the purchase, not at the sale. Just thinking, okay, the market is going to go up or just thinking because this in particular neighborhoods, there are a couple of good sales or whatever the cause is. Your deal is the deal at the purchase.
So when you buy the property, make sure you're getting a deal. Do your numbers, add it and make sure you're getting a deal.
Don't wait for that time when you're going to sell it, then it's going to become a deal. That is not true. A lot of investors lost money, especially back in 2008 before when people are buying property, thinking that the market is going to go up. That's a wrong perspective.
So again, when you buy a property, make sure it is a deal at the purchase. Not when you go to sell it, especially for a fix and flip or you want to sell it in a year or so.
