So you want to sell your home, and the concern is where in the process, you may lose out. Yes, the market is for the seller right now, but still, some sellers are not making the top of the value, they're supposed to get. Welcome to Real Estate Tips for South Florida.
So this is the thing that is happening. A real estate sales process is simple, but there is a lengthy process. A lot of different steps are involved. Now, as a seller, there are a few different places you can lose out. And today I'm going to talk about the number one reason, and that is the over or under improvement.
What do you do before you put your home in the market for sale? You want to make it look nice, do some repair. Now here's what happens if you do over repairs and make it look nice. Buyers may not pay that money. That extra money you spent on the home, you may not ever see it. On the same side, the under repair. There are certain repairs that must be done to make it more attractive for most of the buyers. So that's what you get, multiple offers. Now, those repairs, if you don't do it, and if you do under repair, then you're not attracting many buyers. So there will be no bidding competition, there will be no multiple offers and the negotiation power will go down to get the top of the market value. So both over repair and under repair can cost you money. Because over repair will cost you money now. You may not see that money again. And under repair, it's going to save you a little money, but will not give you that extra profit you deserve.
