What to look for before hiring your real estate agent - buyer version.
Hey my friend, if you are in the market to buy a home, or maybe you're thinking of buying a home and you are in the process of hiring your real estate agent, today, I'm going to talk about being a future buyer, what to look for in your real estate agent. Welcome to Real Estate Tips for South Florida.
So here are a couple of basic points, why do you need to hire a real estate agent? The number one thing is local market knowledge. Because what you are buying, you're not really buying a property, you are buying your lifestyle. This is your primary home and you're going to live there with your family and your family needs to enjoy this home. So local market knowledge is very important.
Number two is the resources that particular real estate agent has. The mortgage company they are referring to, the title company they are referring to, get this information beforehand, so you can research. A lot of real estate agents just refer their buyers to their buddies. But that's not to your benefit. You need an expert who can really get you the best deal, help you with that best experience. So go online, check, even go to social media, check that particular title agent or that particular lender, are they active?
Another thing also, when you hire a real estate agent, make sure they are full-time. Because the part-time real estate agents are not fully focused on real estate. They will not have wide knowledge about the local market and what's going on right now in real estate. The other thing you need to check for is how good they are with negotiation. Many realtors really are not good at negotiation or they don't want to do negotiation because it's not in their benefit. And that's not a good attitude because you need to get a good deal for your next home.
So these are the things you definitely need to look for in your real estate agent. Not just somebody you know, not just somebody you just saw the ad. Ask questions and make sure they're good with negotiations. They have proper deep knowledge about local real estate market, about the type of houses, the neighborhoods, the school districts, the other amenities in the area and all this stuff. Even the property taxes can be different. For example, in the City of Pembroke Pines, the property tax will be different from the City of Weston. Even though they are very close to each other or the City of Hollywood or the City of Sunrise.
So these are the things the real estate agent should have. So definitely look for that and whoever they are referring to, the other associated businesses, make sure they are referring you to the right people. The other thing also it's not about getting a home and close on it is it, the after-closing service is very important. What if something comes up six months from now or years from now, you need to know that you'll be able to reach out to that real estate agent, and they can help you. So this is very important. Make sure you just don't hire somebody blindly because somebody referred or you just met someone and picked up the business card. Things change, the market changes, the style of business changes. There's a lot of things. The goal is that you and your family get the right property for your family, the one you really want to enjoy in the future.
